The following by-laws apply to all associations managed by CooperZadeh Management
- Noise – No Noise or other nuisance shall be permitted to exist or operate upon any portion of the property as to be offensive or detrimental to any other portion of the property or its residents.
- Animals – Any animal not considered a domestic household pet withing the ordinary meaning and interpretation of such words may be kept, maintained, or care for withing the property. No owner should keep more than (3) cats or dogs. No animals may be allowed to run at large, left unattended on porches or in unfenced areas. All pet waste should be removed and appropriately disposed of by per owner. No breeding allowed.
- Rubbish & Debris – No rubbish or debris of any kind may be placed or permitted to accumulate on or withing the Property. No odors will be permitted therefrom to render all or any portion of the Property unsanitary unsightly, offensive, or detrimental to any other property residents. Refuse, garbage, and trash must be always kept in covered containers and such containers must be kept withing enclosed structures or appropriately screened from view.
- Maintenance – Each property owner has the duty and responsibility of the following at their own expense.
- Prompt removal of all litter, trash, refuse and wastes.
- Lawn moving and edging
- Tree and shrub pruning
- Replacement of dead trees and other dead landscaping
- Watering
- Keeping exterior lighting and mechanical facilities in working order
- Keeping lawn and garden areas alive, free of weeds and attractive
- Keeping planting beds free or turf grass
- Keeping sidewalks, curbs, walkways, alleys, and driveways in good repair
- Complying with applicable law
- Repainting of improvements
- Repair of exterior damage and wear and tear improvements
- Antennas – Except as expressed by CCR’s no exterior radio or television antennae or aerial or satellite dish or disc shall be erected, maintained, or placed on a lot without the prior written approval of the ACC.
- Garages –All garages must be maintained for the parking of automobiles and may not be used for storage or other purposes which preclude its use for the parking of automobiles. No garage may be permanently enclosed or otherwise used for habitation.
- Parking – All owners and residents are encouraged to park their vehicles in the garage on their lot and use the driveways on their lot as overflow parking. On street parking is limited to guests and visitors. No vehicle may obstruct the flow of traffic, constitute a nuisance, or otherwise create a safety hazard. No vehicle may be parked in a manner that obstructs or otherwise blocks ingress and egress to any part of the property by an emergency vehicle. The parking of vehicles in the yard of any lots is not permitted.
- Signs – Except as expressed by CCR’s no sign of any kind may be displayed to the public view on any lot within the prior written approval of ACC.
- Tanks – The ACC must approve any tank used or proposed in connection with a residence.
- Temporary Structures – No tent, shack, or other temporary building improvements or structure may be placed upon the property without the prior written approval of the ACC.
- Outside Storage Buildings – Outside storage buildings located in a fenced rear yard of a lot are allowed with the prior approval of the ACC.
- Unsightly Articles – No article deemed to be unsightly by the Board will be permitted to remain on any lot to be visible from adjoining property or from public or private thoroughfares. Graders, trucks, other than pickups, tractors, boats, wagons, buses, dirt bikes, motocross bikes, all- terrain vehicles and garden maintenance equipment shall be always kept except when in actual use in enclosed garages or other structures. Trailers are not permitted in lots at any time.
- Mobile Homes, Travel Trailers and Recreational Vehicles – No mobile homes, travel trailers or recreational vehicles shall be parked or placed on any street right of way, lot or used in a residence, either temporary or permanent at any time. However, such vehicles may be parked temporarily for a period not to exceed 72 consecutive hours during each 2-month period.
- Basketball Goals: Permanent and Portable – Permanent basketball goals are permitted in the front of the residence on a lot provided the basketball goal is located approximately 20 feet from the street curb. Portable basketball goals are permitted but must be stored in the rear of the lot or inside the garage when not in use. Permanent and portable basketball goals are not permitted in any street right of way. Basketball courts must be properly maintained and painted with net in good repair.
- Playscapes and Sports Courts – Playscapes and sports courts are permissible at the sole discretion of the ACC.
- Decorations and lighting – A maximum of three sculptures, bird baths and birdhouses, fountains or other decorative embellishments are permitted on a lot if they meet CCR requirements.
- Exterior Air Conditioning Units – No exterior air conditioning units are permitted on any lot without the advance written approval of the ACC.
- Window Treatments – The use of newspaper, bed sheets, tablecloths, or other obviously non-drapery fabrics, aluminum foil, and reflective materials as window treatments are prohibited.
- Approval for construction – Unless prosecuted by the Declarant, no improvements shall be constructed upon any lot without the prior written approval of the ACC.
- Rentals – All leases should be in writing and at least 6 months.
- Fences: Sidewalks – All fences and sidewalks shall comply with all applicable law.
- Trash Containers – Trash containers and recycling bins must be stored inside the garage and should not be visible from any street alley or adjacent lot.
- Drainage – There should be no interference with the established drainage patterns over any of the property. No improvement including landscaping may be installed if it impedes the proper drainage of water between lots.
- Roofing – The roof of all buildings shall be approved by the ACC unless the owners is replacing the roof with the same materials and color.
- Swimming Pools – Construction of swimming pools on lot must be approved in writing by ACC and meet all applicable law. All swimming pools constructed on a lot must be enclosed with a fence or other enclosure device surrounding the swimming pool.
- Solar Energy Device – Solar Energy Devices may be installed with the advance written approval of the ACC.
- Rainwater Harvesting Systems – Rain Barrels or rainwater harvesting systems may be installed with the advance written approval of the ACC.
- Xeriscaping – An owner may submit plans for an install drought tolerant landscaping upon written approval by the ACC.
Each owner, his or her family, residents of a lot, tenants, and the guests, invitees and licensees of the preceding must comply with the provisions of the restrictions. Failure to comply with any of the restrictions shall constitute a violation of the restrictions and may result in a fine against the owner.
